Applicant Requirements

The following are the requirements that must be met in order for an individual's application to accepted and/or approved. Please keep in mind that we do understand things in life happen beyond our control and we make every effort to take those things into consideration. If you are seeking housing but have have special circumstances, please give us a call to see if we can help.

Income

The applicant's monthly income must be at least 2x the rent amount of the property in which they are applying for. Each applicant is required to submit proof of income. If employed, the applicant must submit their four most recent pay stubs. For all other income, please submit proof or award letter. Screenshots are not acceptable.

Employment

If applicable, all applicants must be employed for at least 6-12 months. The applicant must submit their four most recent pay stubs. Their employer will be contacted for verification. Submitting the pay stubs will not count as a verification of income. If self-employed, the applicant must submit their four most recent bank statements or last 2 years tax return.

Rental Verification

The applicant's current and/or previous landlord will be contacted for rental verification. If the applicant receives Section 8 assistance, they must provide a copy of their voucher. The applicant's Section 8 voucher rent amount must be the same or more than the rent amount of the property the applicant is applying for. NO EXCEPTIONS! The applicant cannot have any evictions filed, pending, etc. within the last 12 months of them completing an application, NO EXCEPTIONS!

Background Check

A background check will be performed on all adults over age 18. This will include criminal history as well as Evictions, Judgements, etc.

Other Info

All individuals 18 or older must complete an application. Application fees are non-refundable. All applications are kept on file for 30-45 days. When completing an application, please be sure to read our instructions, policy and procedure.
